Marketing Appraisal.

Bentleys will ensure we can call at a time convenient to yourself to discuss how best to market each individual property, how to maximise yields, advise on any works that may need doing, any legal requirements that the landlord has to do and how best to present the property to the market place.

Energy Performance Certificate (EPC)

Under current legislation all residential properties, prior to marketing must have an Energy Performance Certificate. Bentleys can arrange these on behalf of Landlords with prices ranging from £118 incl VAT upwards dependant on the size of property.

All properties are displayed in our town centre office, extensive web advertising through Rightmove and OnTheMarket the two market leading property portals, advertising on our own website and mobile app, local press advertising and our distinctive ‘To Let’ boards.

Accompanied Viewings

All viewings will be accompanied by a member of staff and keys will never be given out unless authorisation from the landlord in writing has been received

Tenancies and Bonds

Bentleys have market leading back office software that produces Assured Shorthold Tenancy Agreements and they are regularly updated to keep up with the ever changing laws. Bonds will be held in the Deposit Protection Scheme.


On prior request from the Landlord Inventories can be carried out to avoid any disagreements when a tenant moves out and can be sent to the Deposit Protection Scheme to ensure the correct amount of bond is returned to the Landlord if necessary


Full references are carried out through our insurance company Let Alliance, these include, full credit checks, employment references, previous addresses and also guarantors are referenced if needed. These are all carried out at the cost of the individual applicant. Once these are done and come back clean a rent guarantee insurance policy can be taken out dependant on level of service you require.

Client Monies

Bentleys employ a full time accountant to ensure that invoices, statements and more importantly monies are sent out within 48 hours of the tenants paying their rent.

Gas Safety Certificates

These are required by law to be renewed every 12 months. Bentleys have qualified and Gas Safe Registered gas engineers to ensure these are carried out correctly. Prices start at £78 incl VAT dependant on amount of appliances.

Electrical Safety Certificates

There is no current legislation that says one must be carried out. It is however a landlords duty to make sure wiring is safe and up to date. It is always advised that one is carried out prior to letting a property as they last between 3-5 years. Prices start at £144 incl VAT
